We establish the connection to the sewer outside the primary residence, and the connection to the water service is accessed through the foundation into the primary residence. Our ADUs connect to existing electrical service through the main panel or a separate panel outside the main dwelling.

Probably, Yes. Before planning your ADU, we check with the San Jose ADU construction department on whether you are permitted and eligible to build a secondary unit. By and large, the city of San Jose looks at factors such as lot size and zoning laws to establish whether you can build an ADU.

Perhaps save it for garage conversion and consider it an addition for special circumstances. The city of San Jose does not allow you to convert a garage into a primary residence while located in front of the primary dwelling. Here are the standard San Jose ADU construction guidelines:

  1. ADUs can be at most 50% of the primary home.
  2. The total area (square footage) of all structures on any given lot can usually be at most 45% of the total area.
  3. ADUs will also have absolute size limitations, e.g., “your ADU cannot exceed 1,200 sq. ft.”

If you live on a residential lot and have the required space and access, you can build one detached ADU and one junior ADU (a unit no more than 500 square feet located within the home). Two detached ADUs are allowed on the property if you live on a multifamily lot.

The primary home will not be reassessed—ADUs do not trigger Prop 13. Your property tax will be recalculated based on a blended assessment, which will increase your annual property tax by about 1 percent of the value of the ADU.

An ADU can increase property value and, therefore, boosts the price of the primary home when it is time to sell. However, many factors affect home prices, and every case is unique.
